What is an EIR and BEP in BIM?

Understanding BIM project terminology.

EIR (Employer’s Information Requirements) and BEP (BIM Execution Plan) are two important documents within BIM projects. They are used to define the Employer’s Information Requirements and the BIM Execution Plan.

Briefly, EIRs (Employer’s Information Requirements) are the information requirements.

Creating an EIR means describing what the client wants. What kind of information, at what stage, and in what format?

These may be technical requirements. Such as:

— Data exchange format,

— Coordinate system,

— LOD,

— SOFTWARE,

— Conditions for coordination and detection of project clashes.

A competent dialog between the client and the contractor is established thanks to such documents. And that matters!

The BIM Execution Plan (BEP) is another important document in BIM design.

BEP is used to describe how BIM is to be implemented.

Creating a BEP means describing how the work of all project participants will be organized and what tools will be used in the process.

The BEP covers

— Management;

— Planning and workflow;

— Methods;

— IT solutions, etc.

The BEP is the basis for interacting with those involved in the BIM process.

For the successful implementation of BIM projects, both documents are necessary. They help to define and standardize the client’s requirements, define the roles and responsibilities of those involved in the project, and ensure clear communication and cooperation between all those involved in the project. The result is improved project quality, risk reduction, and team efficiency.
